Home Inspections for Buyers

A comprehensive, non-invasive visual evaluation of the home's physical structure and mechanical systems, performed for you during your purchase contingency period. Whether you are buying an older ranch in North County or a newer residence on the coast, every major component is examined directly and documented with clear photographs.

California Does Not License Home Inspectors

California does not license home inspectors. There is no state board, no mandatory exam, and no minimum training requirement before someone can call themselves a home inspector. That puts the responsibility on you, the buyer, to vet whoever you hire — and the clearest way to do that is to ask direct questions before you book.

What to ask any inspector you hire

  • May I see a complete sample inspection report before I hire you?
  • Do you carry insurance, such as errors and omissions or general liability coverage?
  • What training and hands-on building background do you have?
  • How long does a full inspection take on site for a home this size?
  • How quickly is the finished report delivered after the inspection?

What's Included

Who This Is For

Buyers in a contingency period

You are under contract and need a thorough, independent evaluation before your inspection contingency expires so you can make an informed decision.

First-time home buyers

You want a plain-spoken walkthrough of how the major systems work, what to watch, and what the report actually means for your purchase.

Buyers of older homes

Older North County and coastal homes carry legacy electrical, plumbing, and foundation details that deserve a careful, experienced eye.

Buyers of homes with solar

The property has rooftop panels, and you want an inspector who understands array mounting, inverters, and roof penetrations rather than skipping past them.

Home Inspection FAQs

How long does a residential home inspection take?

A typical single-family home inspection takes roughly two to four hours on site, depending on the size, age, and condition of the property. Older homes and properties with multiple systems or a crawlspace may take longer to evaluate thoroughly.

Should I attend the inspection in person?

You are welcome to attend. Many buyers arrive toward the end of the appointment, after the roof and attic have been examined, for a walkthrough of the findings. Being on site lets you see issues firsthand and ask questions while the inspector is still there.

Does California license home inspectors?

No. California has no state licensing board, exam, or minimum training requirement for home inspectors. Because anyone can call themselves an inspector, you should vet your inspector directly: request a sample report, ask about insurance and training, and confirm how long an inspection takes and how quickly the report is delivered.

Can you perform the repairs your inspection uncovers?

No. California Business and Professions Code Section 7197 bars a home inspector from doing repair work on a home they inspected within the previous 12 months. We will never use your inspection to sell you repair work, which keeps our findings completely independent.

What happens if the home already has rooftop solar?

We can evaluate the visible solar array as part of your inspection, including panel mounting, roof penetrations, inverter operation, and conduit runs. Many standard inspectors exclude solar entirely; we do not. See our solar inspections for home buyers for the full scope.

How quickly will I receive my inspection report?

You receive your inspection report within 24 hours of the inspection. It is delivered digitally, with photographs and itemized descriptions, so it is ready well before your contingency deadline.
