What to Expect on Inspection Day

A straightforward, factual breakdown of how your inspection unfolds from the moment we arrive on site to the delivery of your final digital report.

1

How Long It Takes

A typical single-family home inspection takes between 2.5 to 4 hours on site, depending on square footage, age of the property, crawlspace configuration, and whether solar systems are present. We take the time required to thoroughly evaluate every accessible zone.

2

Who Should Attend?

Buyers and real estate agents are welcome to attend. Many clients prefer to arrive for the final 30 to 45 minutes of the inspection. This allows the inspector uninterrupted focus to evaluate attic, roof, and electrical panels safely, followed by a dedicated in-person walkthrough of key observations.

3

What the Report Covers

You will receive an easy-to-read, comprehensive digital report within 24 hours of the inspection, with high-resolution photos and clearly categorized findings:

  • Major safety concerns & hazards
  • Significant structural or system defects
  • Routine maintenance recommendations
  • Clear solar array condition notes (if present)

Post-Inspection Follow-up

Once you review your report, we are available by phone to answer every question. You deal directly with the person who inspected the home, not a call center or third-party dispatcher.
